We explored all angles to maximise values and subsequently obtained a change of use permission, employing the new Permitted Development legislation, on a large portion of the property. We are now converting the property to provide ten floors of private rented accommodation in 160 self-contained studios totalling 40,000 sq ft net useable space plus 5000 sq ft of fully-fitted communal space. Each residential unit will be considerably larger and more high-end than typical studio-style accommodation as we recognise the demand for more discerning buyers from overseas. The units will be fitted with quality finishes and smart technology and will provide generous, highly-designed, communal spaces. with a games room, study, lounge and cinema. The ground, first and second floors are fully let to Curry’s retail store.
Rawson Quarter | Bradford
Partly rebuilt in 2000 this is a 45,000 sq ft block of retail accommodation located on one of the busiest pedestrian thoroughfares on James Street between the Kirkgate Shopping Centre and the Oastler Centre, which houses the city’s main covered market. At the time of acquisition, the various smaller shop units were in arrears and a large number were vacant. Through a tough rent collection regime, repair and building upgrade works, together with targeted local marketing, full occupancy was achieved at approximately 20% higher rents within 18 months of the acquisition. A very healthy income stream has been established for our shareholders.
